Job Description
ehB Reeves is a well-established firm of commercial property consultants and Chartered Surveyors based in Leamington Spa with a strong profile in the property management sector in Warwickshire and the West Midlands.
We have an exciting opportunity for an experienced Surveyor to join our commercial property and asset management team based in Leamington Spa. The role will entail taking responsibility for all aspects of the day-to-day management of a diverse portfolio of mainly commercial properties based in Warwickshire and the West Midlands. The right person will be proactive and have the desire to build relations with clients and other key personnel while delivering first rate service for the business. The Role
- Assisting a Director with the running of our firms Commercial Property and Asset management Department.
- To be responsible for the hands-on management of your own varied portfolio of investment properties.
- Closely working with our Client Accounts team to deliver an efficient and first-class service to clients.
- Assist with maintaining accurate tenancy records and other information necessary for the running of our MRI Qube property management and accounting system.
- Efficient recovery of rents and other monies, including managing arrears as necessary.
- Responsible for preparing service charge budgets and overseeing the timely reconciliation and publishing of service charge accounts in accordance with RICS standards.
- Liaising with the client’s insurance brokers and managing any insurance claims.
- Be a first point of contact for dealing with estate management issues including tenant enquiries and dealing with applications for consent.
- Inspecting properties periodically to ensure compliance with repairing and other obligations, enforcing tenant covenants as appropriate and monitoring completion of tenant works.
- Dealing with applications for consent.
- Organising PPM and the procurement of services and works on behalf of clients in connection with the day-to-day management of the portfolio.
- Keeping records of annual and other inspections as necessary, ensuring clients’ obligations for Health & Safety and Fire Safety are fulfilled.
- Arranging and supervising minor refurbishment and repair schemes.
- Dealing with rent reviews and lease renewals.
- Work closely with our Agency team to re-let vacant units and proactively manage completion of new leases.
- Identifying and implementing initiatives for asset management improvements.
The Person
Ideally the position would suit a Chartered Surveyor with relevant post qualification experience in a property management role however consideration will be given other individuals who have a proven track record in a similar role.
Experience in managing multi-occupied property is essential as is a familiarity with relevant L&T and H&S legislation and an understanding of commercial leases.
Strong client management and communication skills, attention to detail and a common-sense approach to management. Additionally, an ability to handle a large workload and good IT and communication skills.
Knowledge of Qube or other similar property management software an advantage.
A valid driving licence is essential.
