ehB Complete New Lease Of Life For 1960’s Industrial Unit
The freehold of 2 Holly House Queensway has been sold to Swim Works. The conversion of a traditional 1960 industrial unit to a state of the art swimming facility.
A new swimming centre has been built in Leamington to provide lessons and coaching for anyone from babies to senior citizens.
The £750,000 centre has been built by Swim Works, a sister company of Little Splashers, which has provided swimming lessons in Warwick and Leamington for the last ten years.
Christian Wilson and his wife Joanne, who set up Little Splashers ten years ago, opened the first Swim Works centre in Rugby three years back, and went on to win the Small Business People of the Year award with FM Radio for 2015 and 2016.
“We used to hire swimming pools to run our classes but for a variety of reasons we decided to open our own centres so that we could control the entire operation – right down to what water temperature to use. We use virtually no chemicals and have a high filtration system so it’s almost like swimming in fresh water – ideal for those suffering from allergies, eczema, asthma and sensitive skin.
“We have ten years’ experience of providing swimming lessons and it is our real passion and love. It took us eight months to find the right place in Leamington and ehB Commercial, the Leamington-based commercial property consultants, were incredibly helpful in looking for property for us, and then finding Holly House in Queensway and negotiating the deal,” said Christian.
Simon Hain, a director of ehB, said the pool at will measure 12 metres by 5 metres, an ideal size for a tranquil environment for those who can be overwhelmed by large pools with lots of swimmers and noise.
“The couple have been giving lessons to hundreds of babies, children and adults every week in Rugby and are confident of the high demand in Leamington and Warwick. They have been painstaking in their quest to satisfy that demand, even involving prospective customers in the planning of the programme of classes,” said Mr Hain.
The pool, which will also be used for aqua therapy, is now open.

ehB Commercial Prepare To Survey Snowdon’s Summit
Leamington-based commercial property consultants ehB Commercial have increased their charitable efforts by accepting an invitation from youth charity Young People First to join them for the highest Christmas party in the UK on December 13.
ehB, which has named Myton Hospice as their charity for the year, have set a target to raise £5,000 by the end of May 2018 and fundraising has already begun by entering two teams and sponsoring two holes at the recent hospice golf day at Stoneleigh Golf Club, and sponsoring a Mini Cooper ‘S’ in the internationally recognised Rally Isle of Man.
The festive challenge is called Santas Rock Snowdon and ehB’s team of five will join teams from other businesses to climb up Snowdon dressed in Santa outfits, each business raising £1,000 for the charity’s work in reaching vulnerable young people in Coventry and Warwickshire. Participants will have their own party pack and Santa suit and will be entertained on the summit by a band of musical elves playing the nation’s favourite Christmas hits.
ehB director Scott Blake said his firm was committed to reaching the £1,000 target, with all additional funds raised going towards Myton Hospice. Mr Blake said: “We are really excited about the challenge and the opportunity to support two excellent local charities.”
Young People First spokesperson David Skoppek said: “the role that businesses like ehB play in supporting charities like ours must not be understated. We are incredibly grateful to them for accepting our challenge in addition to the great work they are already doing for Myton Hospice. We cannot wait to see them in December.”
ehB Commercial have in the past raised money for such causes as Leamington care centre Castel Froma, Pancreatic Cancer UK, Jennifer Trust (for spinal muscular atrophy) and Regain (for paralysed sportsmen and sportswomen).

EhB Commercial Acquires New Silverstone Headquarters For Luxury Car Manufacturer
A Leamington firm of commercial property consultants has been instrumental in a Coventry manufacturer of bespoke luxury cars moving its operations to Silverstone.
David Brown Automotive, which started out as a design studio and grew to three separate sites in Coventry, wanted to consolidate its manufacturing and office-based departments under one roof and asked ehB Commercial to find a new site.
Nicholas Evans, a director of ehB Commercial, said his firm located the new-build on a business park just outside the racing circuit, which was an ideal location for the motor manufacture and its 25-strong workforce.
Managing director David Brown said: “Ehb Commercial were incredibly professional and provided a great service in order to secure an excellent facility in the UK’s most prestigious automotive location. With our state of the art 18,000 sq. ft. new premises, we have the ability to be more agile, more efficient and increase the build volumes for both of our cars.”
He said that Silverstone would enable the company to construct between eight and ten of its £594,000 Speedback GT (inspired by the classic design hues of the Sixties) cars each year; and up to 100 of its £90,000 Mini Remastered cars, including the two limited production special editions, ‘Inspired by Monte Carlo’ and ‘Inspired by Café Racers’.
“From a marketing perspective, our new location opens us up to many great local and national events, contacts and societies, as well as being in direct access to London and the international community,” he said.
Mr Brown said the move to Silverstone was an exciting milestone for the business, which had grown significantly since the Speedback GT prototype’s launch in 2014.
“Of course, Silverstone’s heritage as the home of British Motorsport and the only full Grand Prix circuit in the UK is hugely advantageous too. We’re proud of our partnerships with a number of British suppliers, and the chance to grow alongside an even wider supplier network around Silverstone is something we’re equally proud of.
“Our Silverstone facility provides the perfect base to take the company to its next stage. ehB Commercial entered two teams into the tournament and sponsored two holes. They managed to raise £1,180 on a great day for the charity!

BROTHERS BRING FRESH APPROACH TO LOCAL FOOD SCENE
A new Leamington pizzeria, is taking a fresh approach to pizza delivery by keeping sustainability, quality and great British produce at its core.
Birtelli’s is an independent pizza delivery start up on Clarendon Avenue, whose founders, brothers Jim and Jag Biryah, hope to roll out the model across the region.
The launch follows the brothers’ identification of a gap in the pizza delivery market for high-quality, artisan food that uses locally-sourced and British food wherever possible and runs a fleet of environmentally-friendly delivery scooters and cars.
The menu is overseen by executive chef Paul Foster, who has previously worked as head chef at Mallory Court and sous chef at Nottingham’s Michelin-starred Sat Bains.
Jim Biryah said: “We really wanted to redefine the meaning of a pizza delivery service, moving away from how larger chains work and really focus on making pizza as healthy, natural and honest as possible.
“With Paul overseeing our menus and working with us to find superior suppliers, we can make sure we deliver restaurant quality service and food to our customers.
Jonathan Blood, a surveyor at ehB Commercial, who found the property for the brothers, said: “Sustainability and British produce are at the heart of Birtelli’s and is really what makes this a different approach to what has been seen before. They believe in customers knowing where their food comes from and they use local and British sources, such as butcher Aubrey Allen and the Purity Brewing Company for beer and cider.
“They have even invested in a fleet of zero emission delivery scooters to minimise the impact on the environment, and believe they are one of, if not the first, independents in the county to do so at this level.”
The 505 sq ft pizzeria opens between 4:30pm – 11pm daily, serving up stone baked pizzas, salads, charcuteries, mezzes and sides.
“We’re thrilled to see Birtelli’s thriving and receiving such positive feedback so soon after opening. Jim and Jag have transformed the premises over the last few months into an establishment that reflects their drive and passion. We wish them all the best for the future,” said Mr Blood.

STRATFORD UPON AVON OFFICE MARKET MAKES STRONG COMEBACK
Demand for businesses premises in Stratford-upon-Avon is experiencing a resurgence, according to Warwickshire-based commercial property consultants ehB Commercial.
Despite fears surrounding the uncertain economic climate and the implementation of Brexit, the market has seen a dramatic increase in activity.
Jon Blood, a surveyor at Leamington-based property consultants ehB Commercial, said: “The office market in Stratford has been extremely buoyant in recent months. We have seen a rapid increase in the number of enquiries looking for good quality office space in the town. This has been proven in the number of leases and sales we have agreed recently”.
Mr Blood said ehB Commercial had been acting for clients in respect of five units at Cygnet Court with a total combined floor area of nearly 9,000 square feet, within a development of self-contained offices off Timothy’s Bridge Road. DISTRICT COUNCIL TO SELL GRADE II-LISTED BUILDING IN SOUTHAM
Stratford-upon-Avon District Council is selling Grade II-listed building The Grange on Southam’s Coventry Road.
The Georgian property, which is currently used as offices, is available for redevelopment and offers 3,700 sq ft of space and 1.55 acres of grounds.
